My realtor and I sent in an offer, there was a bit of back and forth, but basic terms were agreed to. That said, me, as the leasee, was still apprehensive about signing on the unit in its current condition with nothing in the lease addendum guaranteeing the unit would be freshly painted, professionally deep cleaned, and move-in ready. So I asked my realtor to send an email, which you can read below.
Viewed a unit with my realtor that is listed with Mr. Reid and Reliance Real Estate Group, located at 2305 N. Congress Ave #25 in Boynton Landings community. The unit was still occupied by the current tenants, and was absolutely filthy. Broken tiles throughout the unit, grime about 1/2" thick on the countertops, stovetop, and mold and mildew covering the bathtub and shower.
"Hi Lance, sorry one more thing on the addendum can you add the line item that the unit will be cleaned, tiles cleaned, appliances, and bathtub cleaned.
Mr. Reid's response: "This is crazy, I'm not adding anything else. If Jeff does that's fine.
The part that made me write this review is the "this is crazy" comment.
