On February 16, 2016 Adler & Associates performed an inspection of a home we had contracted to purchase during its contingency period. The results as reported to us were very good and we agreed to proceed to the purchase without further negotiation. Subsequently, a significant and disturbing problem came to light; there’s a rotted section of wood under the eave on the outside of the patio caused by water damage. This is glaringly visible to the naked eye and we’ve received an estimate of $1650 to repair it.
Obviously, had this been reported to us during the contingency period we’d have been in a position to negotiate the repair with the sellers, but as a result of Mr. Adler’s failure we lost all leverage and have been left with the entire burden of the repair.
After reporting this to Mr. Adler he agreed to a re-inspection which for a variety of reasons took many months to fulfill. After he finally did the re-inspect he offered to either refund the fee we’d paid him or repair the damage. We agreed to the repair option and scheduled a mutually convenient appointment for which he failed to show. He failed to even give us the small courtesy of letting us know not to expect him. Then, after yet more attempts on our part to finally get this taken care of, he changed his mind and informed us, in violation of his word, he would do nothing, neither repair nor repay us. He further and perhaps most egregiously has threatened us on several occasions not to report him or face his fury! As I’m 79 years old and my wife is 75, this is especially disturbing and for all of these reasons we believe filing this complaint at this time is essential.
This person charges for coming out and talking, yet he cannot provide an estimate, pulling out an hourly rate like a lawyer. Basically too greedy.
